What it does
You enter a property’s price, rent and loan, and DealLevel works out what it leaves you after every cost. Then it gives one of three answers: this deal works, cutting it close, or this deal doesn’t work. Under the answer it names the assumption the deal rests on most, like the rent or the interest rate, and the point where the deal turns into a loss.

How the answer is worked out
The answer comes from fixed rules applied to your numbers, not from a guess. A rental works when it makes money every month, the cash you put in earns at least 8% a year, and the rent covers the mortgage at least 1.25 times after running costs. Each calculator page sets out its rules and works them through on its sample property.
